Ireland is in the presorpous of an energy disaster, amid concerns over lack of preparation and redundancy for winter, we look at what help is available to make your property(s) more energy sustainable.
In a recent article we covered Individual Energy Upgrade Grants, but this is only one of the two grants available to Irish landlords to reduce the carbon footprint of their rental properties.
There is another grant , which we didn’t cover, the one stop shop service grant.
The one stop shop service grant (OSSSG) differs from the Individual Energy Upgrade Grants (IEG) in the fact that it’s more about the project being managed for you , as opposed to the IEG which leaves the landlord with more control.
A One Stop Shop will manage your upgrade including:
- home energy assessment
- grant application
- project management
- contractor works
- follow up BER
The Grant itself can be used for a variety of upgrades to your property/properties, the grant is specifically allocated for energy efficiency improvements, the OSSSG is far more comprehensive than the IEG and will bring the property up to a minimum of B2 BER Standard.
Another noteworthy point is that the OSSSG grant takes the money off the cost of the work upfront , so you do not have to wait for reimbursement from the SEAI.
What’s the process?
A technical surveyor will advise on the best upgrades to bring your home to a B2 Energy rating or higher, the technical advisor will then apply for the grants needed based on their assessment, they will then deduct the grant figure from the total and provide you with a detailed balance left to pay.
If you decide to move forward with the improvements , the OSSS team will project manage the changes from inception to completion, ensuring all relevant quality checks are carried out.
Next the OSSS Team will assign a contractor to carry out the works on your home. Following the works completion, a registered BER assessment will complete an inspection of the property and publish the new BER certificate.
How do I pay?
Although majority of landlords chose to do the works out of pocket, there are finance options available , if your unsure of any aspect of the grant , need help applying or simply want to talk through options , try speaking with a reputable property management company like KPM Group
Which eco-friendly grant should be selected?
The grants differ in a major way and several smaller, the major being that the OSSS has upfront costs reduction and is for a whole of home solution, the IEG works on a reimbursement model and is more for individual upgrades.
