The property sector now finds itself at the centre of environmental policy changes which will have implications on landlords and tenants that are only just beginning to be fully appreciated. With the ever increasing pressure for properties to produce less energy waste, we ask – what can we be doing to reduce our carbon footprint?
Currently there are two major schemes offering eco-friendly grants to landlords in Ireland, Individual Energy Upgrade Grants and One Stop Shop Service Grant, both are offered from the Sustainable Energy Authority of Ireland (SEAI)
Although both schemes are only part funded , there is huge benefit to both the Landlord and the tenants of the properties. The grants that are available to landlords, at first seem like another tenant benefit , but if we look a little deeper, it does offer landlord benefits as well.
What benefits are there to Landlords by reducing energy waste?
In a recent survey it was established that rental properties that are more energy efficient and therefore produce lower energy costs, were inhabited longer than homes where energy was more expensive.
In a lot of cases in Ireland now, landlords are offering an all-inclusive price, meaning that all the utility bills are included in the rent. So by improving the energy efficiency – particularly where a landlord owns multiple energy inefficient properties – could save the respective landlord a substantial amount of money in both fuel and electricity bills.
Finally by improving a home’s BER rating, you increase the property’s overall desirability and value, if these improvements are made while the SEAI still has grants active, it may substantially lower the cost of the improvements.
