Landlord tips: Why you need good landlord insurance

KPM Group - Property Management Company Ireland - Landlord Tips - Insurance

Let’s face it, no one likes dealing with it, but Insurance Policies are there for a reason, and when it comes to Landlord Insurance, the importance of a comprehensive policy cannot be understated.

So Far So Good

If you have managed thus far without Landlords Insurance then great, but you are essentially gambling, and the house always wins. Imagine getting the call that little Timmy has tripped on loose tiling in the kitchen and broken his leg. Who’s to blame? Who is liable? A good insurance policy will protect you from any damages relating to any injury sustained by a tenant on your property. This should also include any legal fees or associated expenses relating to any claims.

My House Insurance Will Do

It is true that most standard house insurance policies will cover the usual suspects like fire or water damage and may even have liability cover should someone injure themselves whilst on your property – but that does not extend to tenants who are paying to live on the property. You should also make sure you are covered for any loss or damages to contents of the rented property. This can protect from a variety of risks including weather damage, fire, theft or water damage. Items such as electrical goods and furniture can all be covered.

Who Offers The Best Deal?

As we all know there are many insurers out there all claiming to offer the best deal, so make sure to do your research before settling for anything. Join landlords groups on social media and speak with anyone you know in the industry for advice. Always make sure everything you need is covered and there are no hidden fees etc. Take your time and get the right policy for your property. At KPM Group we would be happy to advise you on any future policies you intend on looking at.
